Hounslow / GLA Affordable Homes Programme

Client: London Borough of Hounslow

Services: Land Assembly, Feasibility, Design, Planning and Construction Information

PTAL were initially appointed to carry out a review of the Council's redundant garage sites across the Borough. We identified six sites that had potential for new dwellings that could be fitted in amongst existing housing and carried out a series of capacity studies and public consultations with existing residents. We were also appointed for feasibility work to assess the redevelopment options for two of the Council's sheltered housing sites.

The schemes that we provided on all eight sites met the Council's aspirations to provide dwellings that would be most attractive to under-occupiers, meet the Governments HAPPI standards of accommodation for over-75's, be cost effective and be a catalyst for future redevelopment of other estates. They also solved some existing Anti-Social Behaviour issues.

The schemes all received funding from the GLA. The quality of our designs, coupled with the time we invested in pre-application negotiations with Planners and in public engagement, resulted in successful planning consents on all eight sites. We worked on the construction stages with United Living, who handed over seven of the sites with 244 new homes to the Borough in 2016.

".It has taken a great team effort to get these sites funded, investigated, designed, through resident's consultation, through planning, tendered, costed, approved and into contract! Well done and many thanks to everyone involved in the Programme." - Paul Hill-Hottinger of Red Loft on behalf of London Borough of Hounslow, 13th March 2015
